Senior Property Manager
Location: London
Salary: £30-35,000 base + bonus + benefits.

Our client is a property and lifestyle services company based in Marylebone. They offer property search and property management for both private and corporate clients. They are looking for a junior and senior property manager to expand their team

Role and Responsibilities

- Primary responsibility for account and relationship management for assigned key clients
- Composition of, and management of implementation of PPM schedules for assigned key clients
- Advise on service charge partner engagement and assessment of client service charge budgets and expenditure where required
- Support Head of Property Management and Operations Director in the preparation and assessment of contractor tenders
- Assist Head of Property Management in the structuring, implementation and governance of direct letting activity
- Coordinate and manage reactive maintenance service requirements for residential and AST management clients/properties as required
- Coordinate and manage pre-preventative and mandatory maintenance service requirements for residential and AST management clients/properties as required
- Supervise both remotely and on site where required maintenance works and report back to client
- Record necessary and associated/relevant information onto company systems
- Utilise company systems to schedule workflow, resources and priorities as required to serve residential and AST management clients/properties
- Manage the preparation of properties for presentation to the lettings market, including compliance requirements
- Support the process of presenting the property to the market, including market research, liaison with tenant finding partners, consolidation of tenancy documentation, report and updates to property owner
- Record and report hourly charged service delivery to company systems, and support the reporting and invoicing of the same

to clients

- Oversight and management of client fund accounts, and liaison with clients for funds top ups where required
- Assessment of client fund accounts and advice/recommendations for mitigation of costs, with reporting to the client as such
- Support internal and external company communication, including answering incoming property management phone calls
- Identify and action activity to generate additional company revenue in the form of charges for hourly work to existing clients, and opportunities to engage new property management clients
- Be available to communicate with and manage reactive maintenance and service requests for allocated property management clients/properties during normal working hours
- Secondary (to 3rd party management handling service) responsibility for communication and management of emergency maintenance requests for allocated clients/properties outside of normal working hours
- Support Head of Property Management and Directors in the undertaking of their duties as required

 General responsibilities

- Maintain strong and positive relationships with clients/accounts/service providers/sister companies to the company, including Estate Agents & Accouter
- Strive to deliver positive outcomes and experiences for all clients of the company
- Promote and adhere to company values personally and within the team
- Remain considerate of company costs and cash flow in the everyday performance of your duties
- Assist in developing customer awareness of the business`s products and services and identifying new business partners
- Utilise, further develop and extend existing network of clients and contacts
- Consistently use and update company systems including Building Link, Podio and Geo
